Focus Agency Group partnered with Countryside East to approach the challenge of supporting first time buyers on their journey to purchase. This took place at two of Countryside East’s London developments that were offering apartments tailored to the FTB demographic. During a period of uncertainty in the market, our solution was a month-long series of expert-led events throughout February, with the overall aim of educating and guiding first time buyers through the property-buying process to support them on their journey to homeownership. Financial guidance included help from an independent financial adviser and market insight from the editor of First Time Buyer magazine, through to private show home tours with advice from Countryside’s experts, and a reservation weekend guiding buyers through the process of reserving their dream home. Our strategy delivered a supportive walkthrough experience, mirroring the stages of the buying journey.

A campaign about people, for people, A November to Remember was a hit with first time buyers. During a worrying month of increasing energy bills and rising inflation, leading housing association L&Q created an emotive campaign that offered purchasers up to six months of rent paid at selected L&Q developments and helped more first time buyers on to the ladder than any other campaign L&Q has ever delivered; making it A November to Remember for the people who matter most – its buyers. The multi-channel campaign had a staggering reach – with social media impressions up 250% and a 43% increase in leads year-on-year. High-impact imagery captured the seasonality and sentimentality of the momentous decision of buying your first home, while tone of voice was simple, easy to digest, and concentrated crucially on monthly outgoings – a key focus of the campaign.

Aiming to demystify the process of shared ownership and empower first time buyers to choose their own path to homeownership, NHG Homes launched an innovative marketing campaign called Could Your Rent Be Better Spent? This campaign leveraged a multi-channel approach, using social media content, mailers and advertising on third-party platforms to target renters and first time buyers with a digital monthly cost calculator. This gave buyers the knowledge to decide which route to homeownership was most suitable for them, with the aim of promoting shared ownership. The campaign generated 15,000 website visits and 750 new customer registrations at a 45% lower cost than NHG Homes’ average, while activations on Zoopla boasted two of the three best-performing ad-reach campaigns across the platform. It drove awareness for shared ownership and the developments available through this scheme, providing invaluable insights into buyer profiles that will elevate the effectiveness of NHG Homes’ future strategy.

Recognising that the journey to homeownership is not a one-size-fits-all experience, Origin Housing launched Origin Kickstart in September 2023. More than just a marketing strategy, the campaign empowers individuals and families to help them achieve their property dreams. Carefully crafted incentives delivered as part of the campaign have been utilised by an impressive 60% of Origin’s buyers since the launch. The campaign exemplifies targeted marketing, utilising a blend of social media adverts, print adverts, and editorial features in renowned publications including First Time Buyer magazine. The imagery used throughout the campaign placed people at the forefront, showcasing the transformative power of shared ownership. A dedicated web page served as a hub of information, presenting the available support in a clear and easily digestible format. A well-thought-out campaign, Origin Kickstart is an example of what can be achieved when a housing association truly listens to its customers – helping them find a home of their own.

For many, renting can feel like a black hole, with ever-increasing accommodation prices blocking their pathway to homeownership. That’s why, in January 2023, Fairview New Homes launched Save to Buy in a bid to help renters save for a house deposit while living in their new home. Under this scheme, an initial 1% deposit is all that’s required and 100% of the fixed monthly payments go towards their final deposit. There’s no doubt about the initiative’s effectiveness as a solution to a desperate first time buyer housing market, but how effectively could messaging be devised that resonated with a target demographic as wide and varied as this? Eighty pieces of press coverage, two million social media views and an upside-down tortoise later, there aren’t many left in the industry who don’t know the concept behind Save to Buy thanks to a creative, targeted and fully integrated PR and marketing campaign.

When the Government-backed Help to Buy scheme closed in March 2023, first time buyers were left uncertain about the way ahead, with little information about alternatives. Weston Homes and The Media People created a successful social media and paid search campaign and assets that raised awareness of the developer’s reasonably priced new homes and explained the schemes available to help with buying a first home. The Ways to Buy campaign, that ran across Facebook, Instagram and Messenger, used bright colours, positive messages and fun imagery to reassure first time buyers that buying a new home was not only possible, but it could be simple and straightforward as well. The campaign, which started in September 2023, reached more than 1.5 million users on social media, drove a 22% increase in direct traffic to Weston Homes’ website and led to a 76% increase in direct enquiries to one of the company’s developments.

Focus Agency Group collaborated with Bloor Homes to design and style a show home at Winslow Park in Buckingham. With homes from two bedroom to five bedrooms, the objective was to connect with first time buyers, regardless of age. We wanted to inspire first time buyers by emulating the aspirational lifestyle associated with living at Winslow Park through a personable show home. Drawing from its surroundings, the home encapsulates the essence of rural living. Contemporary, attainable furniture sits alongside elements of upcycled/charity shop styling and botanical references to create a welcoming home on a realistic budget. To capture that “lived in feel” we ensured that new was mixed with old. Every corner included a knick-knack that reminded you of your childhood home and we considered sustainable purchasing where possible, capturing childhood memories through home baking set-ups, and mixing traditional florals with modern stripes to create an aspirational home for first time buyers.

West Works is a major regeneration of the former MG Rover factory site into a vibrant new community in Longbridge, Birmingham. Its two bedroom, semi-detached The Bridget show home was designed by Edward Thomas Interiors (ETI) for St Modwen Homes. At 752 sq ft, it is an ideal first time buyer home and offers an affordable alternative to nearby apartment living. Briefed to attract a millennial/Gen Z demographic and honour the site’s manufacturing heritage, ETI designed striking, industrial-inspired interiors. Varied styling techniques and impactful colour combinations illustrate how first time buyers can achieve eye-catching, realistic finishes, while furniture and artwork were deliberately sourced from retailers that are established ports of call for first time buyers. ETI installed The Bridget in January 2024. Only two have been released to date, with both selling quickly. A further 15 are due for release and there is a high level of interest from the first time buyer market for these.

Occupying a prime east London position moments from the River Thames, Luminesce by Gateway Housing brings a collection of nine luxury one and two bedroom apartments to Canary Wharf. A showstopping one bedroom apartment with views of the east London skyline, 401 Vetro Court presents buyers with an insight into exactly what they can expect from a home at Luminesce. Designed to blend this quirky east London district with modern practicality, the show apartment demonstrates Gateway’s attention to detail with open-plan internal layouts and a first-class specification. Thoughtfully dressed by Think BDW, the apartment’s furnishings reflect a first time buyer budget using high street brands that are easily accessible and affordable, such as Habitat, Homesense and Hobbycraft. The price of 401 Vetro Court was £125,134 for a 25% share through the shared ownership scheme, offering a luxury home on an affordable budget, providing a much-needed route on to the property ladder for first time buyers.

Working with Bellway Homes, we were asked to create an inspired and innovative show home at the brand new Ebbsfleet Garden City development in Kent. The interiors needed to target a range of first time buyer personas including working professionals, young families and couples planning on extending their family. Speaking to what matters most for first time buyers we reflected the location throughout the design, made space-saving furniture choices, showcased flexible living, and used low-cost yet stylish decor resulting in a show home that encompasses an inviting, homely feel speaking to families, and an elegance and style speaking to the city workers who want escapism.

At the crossroads of some of London’s most exciting neighbourhoods, Higgs Yard in Loughborough Junction is a landmark development by Peabody New Homes offering stunning shared ownership properties. Collaborating with renowned interior design agency Clare Morton Interiors, apartment two is a beautiful one bedroom show home that does so more much than just demonstrate the development’s quality offering. Showcasing clever furniture placement to maximise space and flattering window dressings that frame urban views, apartment two demonstrates how buyers can create a sophisticated space whatever the budget. With “scroll-stopping”, on-trend limewash walls and stunning aromas also used to dress the space, the show apartment brings a new layer of warmth to anyone who enters and inspires prospective homebuyers with its creative yet replicable vision.
