The new homes it provides will help local people to remain in the village they have grown up in, ensuring young households can stay local, supporting and delivering local services and keeping businesses and schools thriving.
MacFarlane Place is an exemplar 100% affordable development, delivering 142 homes (71 affordable rent, 34 London Living Rent, 37 Shared Ownership) in White City, designed to help first time buyers and key workers on to the property ladder. With one bedroom LLR homes priced at £1,080pcm – 60% below local market rates—the scheme is accessible to essential workers earning £32,400pa, addressing Hammersmith & Fulham’s housing crisis. Centurion Village in Leyland is an iconic site given its history as the former test track for British Leyland Motor Corporation. The test track had been disused since 2005, therefore the provision of much-need housing revitalised an unproductive brownfield site, transforming it into an affordable location for a local community. A variety of house types, in the form of 14 different three and four bedroom layouts, offered variety to our customers to meet an array of family make-ups and budgets. Plumlife Homes has successfully sold 70 properties at the development, which are designed to a high specification – just one of the reasons we saw such high demand with over 750 enquiries received. Leading housing provider Latimer and PR agency The Oracle Group sought to raise awareness of shared ownership and shift perceptions. The goal: to position Latimer as the housing association of choice for young people aspiring to move out of their family home and introduce shared ownership as a solution to parents, unaware of its benefits as a stepping stone to independence.
With homeownership becoming increasingly challenging, more young adults are staying in the family home longer, giving rise to the ‘parent landlord’ phenomenon. We commissioned research to explore this shift and its impact on family dynamics, recruiting a spokesperson and influencers to help deliver key messages and create content.
Our approach combined traditional media outreach with social media marketing to drive discussion and engagement, delivering impressive results: a 35% increase in visitors to the Latimer website, 24 radio interviews, national press coverage, and 224,700 views from influencer collaborations.
Shared Ownership can be met with scepticism, leading to first time buyers missing out on starting their homebuying journey. Our “Shared Experiences” campaign looks to combat this by utilising stories, because who better to extol the virtues, than those who’ve lived it? By combining authentic portraiture and quotes from the people that have experienced it, we created a campaign that builds trust. We ran a multi-channel campaign targeting potential homebuyers within the North West, equipping them with relevant knowledge about Shared Ownership. Our campaign had a staggering impact, achieving over eight million impressions. Website page views reached their highest ever level, up by 256% compared to the same period in the prior year. We received 890 more enquiries than we did in the prior period, a 56% increase. These astounding figures demonstrate that by educating people early, we have been able to help first time buyers take their next step.
Sage Homes, England’s largest provider of newly built affordable housing, partnered with Focus Agency Group to reframe the Shared Ownership conversation. While industry campaigns typically highlight pricing at the minimum 25% Initial Tranche Share (ITS), Sage Homes identified an often-overlooked audience in advertising: those capable of purchasing 50%+ shares. With Help to Buy’s closure, this gap became urgent. Focus Agency Group pivoted from transactional affordability messaging to aspirational storytelling, promoting pricing aligned with financial capacity. Data- driven insights targeted regions where incomes supported 50%+ shares, empowering buyers to invest confidently in larger shares. Creative narratives showcased how Shared Ownership could unlock homeownership at 50%+ shares, moving beyond the “starter” 25% model to reflect real-world affordability. A multi-channel mix of video, hyper-local OOH, and AI-optimised digital ads drove engagement, achieving 8% increase in initial tranche share purchases and proving that aligning pricing with buyer potential can reshape perceptions of Shared Ownership.
To support first time buyers in Essex, Countryside Homes launched the Hub at Beaulieu Square, Chelmsford, opened for two months in June and July 2024. This dedicated space offered expert guidance, financial advice, and information on available homes, creating an invaluable in-person experience for first time buyers. Located in a high-footfall retail unit, the Hub was strategically placed for easy access and visibility. It showcased one and two bedroom homes from Countryside Homes’ Essex developments, featuring financial support schemes like the 5% deposit contribution and Share & Save. A comprehensive multi-channel marketing campaign, including digital advertising, direct marketing and social media, helped drive engagement. Influencer Mel June Rose (@mel_junerose) boosted reach, with Instagram reels generating over 31,000 views. Sponsored Facebook content with Essex Live further increased visibility. The campaign generated 658 enquiries and led to 30 home sales. Initially planned for four weeks, the Hub’s popularity resulted in an extension to eight weeks.
Worrall Street in Salford is a flagship development for Plumlife Homes. Due to the scale, an early marketing campaign was required to build strong interest levels for an off-plan launch. The campaign centred on educating local people that beautiful homes can be affordable. We worked with BBC Interior Design Masters winner Lynsey Ford, who created a bespoke brand for the development and designed the show homes and communal areas. To align with our target audience and brand message, Lynsey used predominantly secondhand furniture, demonstrating that beautiful design can be affordable. We took a multi-faceted approach to target our campaign towards Salfordians. We communicated our campaign via highly targeted paid media adverts, strategic sponsorships, interior design collaborations, prominent signage and print publications. As a result, we have received 1,320 enquiries to date. When it came to our off-plan launch event, appointments were fully booked, with multiple reservations taken on the first day.
In October 2024, the Lumiere Edition at New Mansion Square reimagined Peabody’s Battersea development with a bold marketing transformation aimed at first time buyers across London. New Mansion Square’s initial 2022 launch sold 100 of 136 homes by April 2024, leaving 36 one bedroom apartments unsold. Over the next six months, just one additional sale was achieved. The original campaign had succeeded with a broad audience, but shifting dynamics demanded a fresh approach. A creative rebrand introduced bold colourway visuals and the tagline “Feel the Power”, tying the development to Battersea’s energy. The Lumiere edition emphasised the natural light these south-facing homes received all day. Partnering with a local artist to create striking visuals and using current residents in the campaign bought in both locality and trust. With the new campaign in place, by March 2025, 33 homes had sold out of the 36, demonstrating this marketing campaign provided unparalleled results and success.

Moonhill Rise is a remarkable development by Sovereign Network Group (SNG) set in the East Devon village of Broadclyst. Comprising a landmark collection of 33 two, three and four bedroom houses available with Shared Ownership, Moonhill Rise is the first development to be built to SNG’s new standard of homes, designed to increase sustainability and contribute to the wellbeing of residents. Designed to appeal to first time buyers, SNG collaborated with global brand and buyer favourite, IKEA, on the three bedroom show home at Moonhill Rise. Marking IKEA’s first show home install outside of London, plot one has been kitted out using budget-friendly furnishings, showcasing how buyers can furnish their home on a realistic budget. Further enhancing the customer experience, SNG placed QR codes on IKEA’s feature items, providing an accessible way for buyers to replicate the look in their own homes.
When Hyde New Homes planned the launch of the Theodore Court apartments at its popular development of Whitstable Heights near to the North Kent coast, the storytelling needed to consider the challenges a typical first time buyer faced in today’s market. This spacious two bedroom, two bathroom show apartment, available through Shared Ownership and priced at £70,000 for a 25% share, needed to display an interior design that first time buyers could easily replicate themselves or complement using their own personal pieces. Paired with a modern specification, and striking the balance between aspiration and affordability, the interior look was designed using accents of summer oranges and light blues to reflect its coastal location. With a total budget of under £10,000, all the furniture, soft furnishings, paint and accessories were sought through high street retailers, meaning customers could easily recreate the look and feel of a show home without breaking the bank.
L&Q is delivering much-needed affordable housing in the sought-after Royal Borough of Greenwich, with one, two, and three bedroom Shared Ownership homes at L&Q at Kidbrooke Village. To showcase the full potential of the larger- than-average 990 sq ft three bedroom show home, L&Q briefed Haus Interiors to demonstrate how a first time buyer could furnish the space affordably, using pieces from well-known brands they could easily source themselves – from Asda to Dunelm. Styled to highlight the home’s light-filled interiors, the show home features clever design elements that won’t break the bank, offering inspiration for buyers furnishing their own apartments. Colour choices were essential. The design has pops of colour, designed to elevate each room – an effect that can easily be achieved on a budget. Clearly showing the impact of a unique, well balanced show home, 100% of the three bedroom apartments in the current phase have been sold since.
Notting Hill is one of London’s most desirable neighbourhoods, known for its strong sense of community, vibrant cosmopolitan charm, and village-like feel that sets it apart from anywhere else. Situated on the iconic Portobello Road, The Auria captures this spirit through The Bohemia, a one bedroom show home designed by award-winning interior designer Pandora Taylor for Peabody New Homes. “Notting Hill’s distinct character is weaved throughout the design and the show home feels like a sanctuary from city life, bringing the idyllic village-like feel from the neighbourhood into the apartment.”The home combines bold colours, natural materials, and a strong sense of place to reflect the area’s creative energy. Mariner’s View is a stunning coastal development in Hornsea, East Yorkshire. Edward Thomas Interiors (ETI) collaborated with Gleeson Homes to design the three bedroom Keady show home to capture the spirit of sustainable seaside living with a modern interpretation. Its interiors are trend-led but also inspired by the landscape and Hornsea’s famous pottery. The Pantone Colour of the Year, Mocha Mousse, anchors the design, while current styling techniques, easy to replicate with YouTube or Pinterest tutorials, illustrate how to add instant impact at low cost. ETI’s deliberately cost-conscious design includes furniture, artwork and accessories sourced from well-known, affordable retailers alongside pre-loved and upcycled pieces. Space-saving styling demonstrates alternative room uses, including a yoga/ mindfulness studio in the guest bedroom that would help save on expensive gym memberships. The result is a vibrant, inspirational show home. Since launching in March 2025, Gleeson has sold all available Keadys, while the overall development’s sales rate has increased by 50%.
Designed in collaboration with Taylor Wimpey, this show home, designed specifically for first time buyers, is in a vibrant area of south west London. Drawing inspiration from Soho House, we created a stylish yet practical space that balances aspirational design with budget-friendly choices. We zoned the open-plan layout with furniture to enhance flow, while a neutral colour palette kept the space bright and adaptable. Feature walls and statement furniture delivered impact on a budget and details like built-in storage and floating shelves maximise space. From a bold curved headboard to a playful home office, every detail has been tailored to reflect how today’s buyers live. The result is a welcoming, aspirational home that feels attainable and reflects a vibrant, youthful lifestyle. As of April 2025, 13 plots have been reserved since the launch of the show home in December 2024. This has increased the sales rate to over one per week.

Harrap Meadows is a development by Stonewater of 140 one, two, three and four bedroom detached and semi-detached houses, bungalows and duplex apartments in Flanshaw, to the west of Wakefield City centre in West Yorkshire. The development demonstrates Stonewater’s ongoing commitment to low carbon development: when completed in January 2025 Harrap Meadows was the UK’s largest gas-free affordable scheme, with each property being fitted with an air source heat pump in lieu of a gas boiler. Each property also has PV solar panels installed to the roof, and access to an EV charging point, resulting in significantly lower carbon emissions across the site. Shares from as low as 25% make the properties as affordable as possible. A 40% share in a two bedroom semi-detached house is currently just £87,000; the same 40% share in a three bedroom semi-detached house is priced at £105,000. In April 2025, more than 90% of the properties were either reserved or occupied.
Our Weavers Fold development, a new 102-home development, with 85 three bedroom and 17 four bedroom homes, a mix of semi-detached and detached properties, has breathed new life into a site that had laid vacant and dilapidated for more than eight years. The new development has been meticulously designed – both in terms of the quality of the homes but also its layout has been designed for future growth. There is also a 5.6-acre parcel of land towards the southern end of the development which Rochdale Borough Council can utilise for the creation of a new school, should it be required in the future. Between the opening of the show home in November 2023, up until March 2025, 91% of the homes had been sold with 63% of that number going to first time buyers.
